“What was life like in Zawady centuries ago?” I asked myself as I stood here on Zasadowa street in Warsaw. Zawady, now a City Information System area within the district of Wilanów, has a history stretching back to the 13th century. Let’s take a walk through time and uncover its hidden stories.

Imagine Zawady as a small village nestled beside the Vistula River. In the 13th century, the Catholic Church owned this land. For centuries, Zawady remained a rural community, its fate intertwined with the rhythms of the river and the seasons.

By the 17th century, Zawady became part of the Wilanów Estate. The magnificent Wilanów Palace dominated the landscape and the lives of those who lived nearby. The palace served as a center of power and culture, shaping the region’s development.

The 19th century brought changes to Zawady. In 1819, Stanisław Kostka Potocki founded three villages near Zawady. German settlers inhabited Kępa Nadwiślańska, Kępa Zawadowska, and Nadwilanówka. These settlements added a new cultural layer to the area. Between Zawady and Kępa Zawadowska lay the village of Bartyki.

Life in Zawady was not always easy. In 1827, only 451 people lived here. They were spread across 44 households. The population remained relatively stable for many years. In March 1957, disaster struck. The Wilanówka River flooded Zawady causing widespread damage.

The mid-20th century brought significant changes. On March 15, 1951, Zawady, Bartyki, Kępa Zawadowska, and Nadwilanówka became part of Warsaw. The surrounding areas were incorporated into the city as well. This marked the end of Zawady’s independent existence.

More recently, Zawady has seen modernization. In 2005, the Południe sewage treatment plant opened. Located on Syta Street, it serves the southwestern part of Warsaw. This infrastructure project reflects the area’s integration into the larger urban system.

In 2006, Wilanów was divided into City Information System areas. Zawady became one of them. Bartyki and Nadwilanówka were included within its boundaries. Kępa Zawadowska, however, became a separate area.

Today, Zawady is known for its low-rise residential buildings and farmland. The Wilanówka River forms its western boundary. The Vistula River defines its eastern edge. The Zawady Pond lies near Topolowa and Siedliska Streets.
