Suddenly, a towering structure appears on your left. This is Opus Hall at Catholic University. This seven-story residence hall houses over 400 upperclass students. Opus Hall is more than just a dorm. It represents modern design blended with tradition.

Opus Hall stands proudly on Catholic University’s campus. The campus has been around for over 135 years. Administrators played a big role in its design. They sought cost-saving ideas. The contractor suggested a prefabricated concrete system. This sped up the construction and avoided winter weather issues. Beth Buffington, Principal at LITTLE, said missing the deadline would have cost the university millions. Using precast concrete panels avoided that concern.

The building envelope was prefabricated in a controlled environment. GATE Precast delivered the panels just in time. 308 precast panels were installed in about 35 days. This pushed the project ahead of schedule and saved money. Tim Shaver, a GATE Field Project Manager, highlighted the cost savings. The last panel installed had over 200 bricks. It took less than 15 minutes to set the panel.

The design team initially hesitated. They were unsure about using prefabricated concrete instead of traditional masonry. Opus Hall needed to match the campus’s historic Collegiate Gothic architecture. Achieving depth and hiding joint lines were key challenges. Beth Buffington explained they created reveals and details to accentuate the facade’s verticality. Delicate precast fins were incorporated at the building’s base more easily and cheaply than with traditional methods.

Large panels minimized joints. This increased the architectural similarity to nearby buildings. The panels were U-shaped. This eliminated joints usually visible near the facade. Three-foot return legs with thin bricks were cast on both sides of the windows. This created a traditional running-bond look. These panels were self-loading. They measured 12’4″ tall x 30′ long. They also had lateral tiebacks to handle wind loads. The load-bearing wall system removed the need for extra exterior columns. This cut construction costs and added usable floor space.

The architect worked with GATE to create a special connection at the slab edge. This concealed panel ties to the building structure. As a result, the slabs serve as the finished ceiling for the lower floor. This increases each room’s volume. The interior concrete wall panels have a smooth troweled finish. This provides a durable interior. It eliminates the need for extra furring, insulation, and drywall. This also sped up the schedule and reduced airborne particulates.

Concrete’s thermal mass makes it good for energy performance. The wall panels were nine inches thick. They had 4″ of interior structural concrete, 2″ of continuous insulation, and 3″ of architectural concrete. The edge-to-edge insulation prevents thermal bridging. It provides an effective air and vapor barrier. The dormitory achieved a material R-value of 14.25 and a performance R-value of 26. The HVAC contractor used the performance R-value. This reduced the size of the HVAC equipment by 30%. This resulted in $500,000 in first-cost savings.

Opus Hall is also LEED-compliant. The school buys 30% of its electricity from green sources. It is Washington’s first LEED-certified dormitory.

Opus Hall opened in January 2009. It offers suite-style living. Each five-person suite has three single rooms and one double room. There are kitchen facilities on each floor. A laundry facility is on the first floor. The building includes community lounges, an elevator, and wireless internet. There is even a Eucharistic Adoration Chapel.
