Jardim Santo André – CDHU is more than just a place on a map. It represents a chapter in the lives of thousands. The Companhia de Desenvolvimento Habitacional e Urbano, or CDHU, plays a vital role here. This company, linked to the government of São Paulo, was founded in 1949. Its mission was to build and finance affordable housing.

Imagine Maria Aparecida Bueno. She is a 68-year-old retiree. She has lived in Jardim Santo André for 20 years. She finally received the title to her property. “I am very happy because now I will sleep peacefully,” she declared.

The State of São Paulo has invested millions to ensure families receive their property titles. This initiative secures homes for families. It gives them something to pass on to their children.

The regularisation of properties in Jardim Santo André includes Santo André A12, with 200 apartments. Also Santo André A15, with 144 homes, and 682 lots in the Cruzado area.

The Jardim Santo André intervention area spans approximately 1.5 million square meters. It comprises six community hubs: Lamartine, Dominicanos, Cruzado, Missionários, Campineiros and Toledanos. So far, 3,525 families have benefited from new homes. Another 1,705 have benefited from urbanisation projects.

In December, the State of Housing delivered five residential towers. These 260 apartments in Jardim Ipanema were built for families from risk areas in Jardim Santo André. Each apartment has two bedrooms, a living room, a bathroom and a kitchen. They also include a service area with 56.62 m² of usable space.

The CDHU invested R$ 34.4 million in this project. The apartments were equipped with appliances for families earning up to three minimum wages. These include a refrigerator, stove and microwave.

These homes have zero interest for families earning up to five minimum wages. Families pay roughly the same amount over the 30-year contract. Only monetary correction calculated by the IPCA is applied.

The installment amount is calculated based on the families’ income. Payments can compromise a maximum of 20% of monthly income. Approximately 95.77% of families earn up to three minimum wages. The lowest installment is R$ 220.00.
