While Jardim Europa and Jardim América boast winding roads and roundabouts, Jardim Paulista features a grid-like pattern of straight, perpendicular streets. This unique planning initially drew a wealthy, upper-middle-class community, consisting mainly of industrialists and merchants. Fast forward to the latter half of the 20th century, and Jardim Paulista’s proximity to Avenida Paulista spurred rapid commercial development. The neighborhood became increasingly vertical, with offices and businesses adding to its vibrant character. Today, Jardim Paulista is a blend of residential and commercial properties, with a high population density. The neighborhood is home to over 460 residential buildings, comprising nearly 18,000 apartment units. Finding an empty plot or a standalone house is rare, especially in areas where zoning laws permit buildings taller than three stories. Approximately half of the residential buildings were constructed during the 1970s. These buildings, predominantly located between Rua Estados Unidos and Avenida Paulista, occupy a significant portion of the neighborhood. The remaining houses, many near Ibirapuera Park, are concentrated between Rua Estados Unidos, Avenida São Gabriel, and Avenida Antônio Joaquim de Moura Andrade. This prime location, near São Paulo’s largest park and major avenues, makes Jardim Paulista one of the city’s most expensive neighborhoods. In some instances, the price per square meter has soared above R$16,000. This high value is reflected in its “Zone A” classification by CRECI, a distinction shared with prestigious neighborhoods like Vila Nova Conceição, Perdizes, and Morro dos Ingleses. Jardim Paulista also boasts a diplomatic presence, hosting consulates from countries like Chile, New Zealand, Peru, Romania, Portugal, Spain, China, and Venezuela.
