Ahead of us stand the Fire Services Department Pak Shing Kok Married Quarters. This is no ordinary residential complex. It represents a groundbreaking approach to construction in Hong Kong. Let me tell you its story.

The Fire Services Department Pak Shing Kok Married Quarters is the first public works project in Hong Kong to use Modular Integrated Construction or MiC. This innovative method involves manufacturing modules offsite. These modules arrive with over 80% of their internal finishes already completed. Imagine entire apartment sections being assembled elsewhere and then pieced together like giant Lego bricks.

Construction began in August 2018. The topping-out ceremony occurred on August 24, 2020. By February 2021, the Fire Services Department Pak Shing Kok Married Quarters was complete.

The Fire Services Department Pak Shing Kok Married Quarters comprises five blocks. Four blocks have 16 storeys. One block has 17. Impressively, the project uses about 3,800 MiC modules. Each floor houses eight units. This provides a total of 648 three-bedroom apartments. Each apartment measures 50 square metres. They provide comfortable homes for firefighters and their families.

The development also includes essential ancillary facilities. There is a Building Management Office for smooth operations. A Multi-Function Room provides space for community activities. An outdoor children’s playground offers recreation for families. Covered walkways ensure residents can move around comfortably in all weather.

The Architectural Services Department played a key role. They hoped this project would promote sustainable development in the construction sector. MiC significantly speeds up construction. A typical MiC floor took just five days to construct. This is far faster than traditional methods.

The total construction floor area is 47,000 square meters. MiC accounts for 32,000 square meters of that area. This project demonstrates the efficiency of MiC. Government representatives inaugurated the Fire Services Department Pak Shing Kok Married Quarters in May 2021.

The Hong Kong government sees MiC as the future. It aims to encourage its adoption in both public and private projects. Government leaders stated that MiC reduced construction time. They say it saves construction costs and improves quality. It also enhances sustainability and safety.

The Architectural Services Department balanced innovation with intellectual property. They needed to protect the contractor’s MiC technology. They also needed to share the technology for wider industry benefit. They used a special clause in the contract. This clause protected commercial confidentiality. It also fostered a spirit of cooperation.

The Fire Services Department Pak Shing Kok Married Quarters stands as a testament. It showcases innovation. It also embodies collaboration. This project provides modern homes for our firefighters. It also paves the way for a more efficient and sustainable construction industry in Hong Kong. It proves that with forward-thinking approaches, we can build better and faster.
