What if I told you this whimsical cottage was almost lost to developers? This is the James Residence, affectionately known as Vancouver’s “Hobbit House”. Its story is one of artistry, near-demolition, and ultimately, preservation.

The James Residence stands as a testament to the enduring appeal of “Storybook Cottage” architecture. It is located at 587 West King Edward Avenue. This style, popular between the World Wars, evokes traditional domestic ideals.

In 1942, William H. James, a CNR foreman, commissioned builder Brenton Lea to construct this unique home. Architect Ross Lort designed the James Residence and other notable buildings. The design was inspired by an “Ann Hathaway” house. Lea had previously built a similar house on West Broadway. An identical house was also built in West Vancouver.

Step closer and admire the roof. It is a “single cedar thatch” or “steam-bent roof”. This replicates the look of a traditional thatched roof. The James Residence almost met its end in 2016 due to a development deal. Conservationists feared it would be torn down.

However, the community rallied to save this unique structure. In 2017, the James Residence underwent extensive restoration. The restoration earned it a City of Vancouver Heritage Award of Honour. The house was also listed for sale in 2017 for $2698000.

Imagine living here. Despite its charming exterior, the James Residence is surprisingly spacious. It has 2906 square feet of living space. Inside, you would find three bedrooms and four bathrooms. High vaulted ceilings create an open and airy feel. Three fireplaces add warmth and character. There is also a media room for entertainment. A backyard patio and landscaping complete the picture. For a time, you could rent the James Residence for $6200 a month.

Donald Luxton prepared a detailed conservation plan. This plan explains the James Residence’s historical importance. The city recognized its historical value. Through rezoning, the owner agreed to legal designation, protecting the exterior in perpetuity.

The James Residence stands as one of the best surviving examples of Storybook Cottage style. It is one of only a few such homes remaining in the Lower Mainland. Its preservation ensures that future generations can appreciate this unique piece of Vancouver’s architectural heritage. The James Residence reminds us of the importance of preserving unique architectural treasures. It reflects a commitment to community and history.
