88 Scott is a 58-storey mixed-use development. Concert Properties Ltd created it. It’s a prominent fixture in Toronto’s skyline. The building rests on a 5-storey podium. This podium cleverly reintegrates the original limestone façade from 1951.

The architects designed 88 Scott with energy efficiency in mind. Precast insulated panels adorn the corners reducing solar heat gain or loss. The building houses 523 residential condominiums. It also has approximately 5300 square meters of office space on floors two through five. Around 1100 square meters of retail space sits at ground level.

88 Scott achieved Toronto Green Standard Tier 2 requirements. It also earned LEED Gold certification in 2019. Concert Properties’ office occupies the second floor. This commercial space is a LEED CI candidate.

The building’s design promotes sustainability. It emphasizes energy efficiency, public transit, cycling, and reduced water use. For cyclists, 88 Scott offers ample parking. There are 431 long-term bicycle parking spaces in secure rooms. These are located on the P1 level. Plus 120 short-term bicycle parking spaces are available. They are situated at various indoor and outdoor locations at ground level.

Public transit is easily accessible. 88 Scott is within 220 meters of King Station. Here you can catch the TTC Subway. King Street streetcar routes are also close. Union Station is only 600 meters away. It provides access to TTC Subway, GO Transit, and UP Express.

For electric vehicle owners, 88 Scott has you covered. Twelve parking spaces for residents and visitors have EV charging stations. An additional 34 spaces are roughed in for future charging capabilities. Three car-share parking spaces are also provided.

The building features a green roof. It measures 349 square meters. Drought-tolerant plants minimize the need for irrigation. The tower’s roof has a white surface with a high Solar Reflective Index. This reflects sunlight and reduces heat absorption.

Water conservation is a key feature. Potable water use for irrigation is reduced by 100%. This is achieved through stormwater reuse. High-efficiency irrigation technology also helps.

Water-efficient fixtures reduce water consumption by over 45%. This is compared to conventional fixtures. During construction, a waste management plan was implemented. Over 88% of construction and demolition waste was diverted from landfills.

Inside 88 Scott, low-VOC adhesives, sealants, paints, and flooring products were used. This reduces off-gassing and ensures occupant well-being. Each floor has bi-sorters and organics chutes. These separate organic, recyclable, and landfill materials.

Rainwater is collected and stored in a cistern tank. It is then used to irrigate 100% of the landscaping. Suites feature an “all-off switch”. This simple switch turns off all fixed lighting and designated green plugs.

Corridors, amenity areas, and parking levels have LED lighting. Occupancy sensors control these lights. This saves energy when spaces are not in use. ENERGY STAR appliances are standard in every suite. These appliances consume 30% less energy than conventional models.

Residents control their thermal comfort. Each suite has a programmable digital thermostat. Electricity and water usage are individually metered. This encourages conservation by rewarding tenants with direct cost savings.

But the building also has a lot of space for socialising. The 46th and 47th floors boast a split-level Sky Lounge. The Sky Lounge includes a party room with a fireplace, bar, caterer’s kitchen, and private dining room. The Core Club on the sixth floor has a weight room, aerobic lane, yoga and spin studio, and a pool. On the same level, there is a screening room and a social lounge with a billiards room. You can also find a rooftop terrace for barbecuing.
