Completed in 2016, Verde SW1 boasts 317,083 square feet of net internal area. The building features six roof gardens. These gardens offer views across London. Verde SW1 is located at 10 Bressenden Place.
MdeAS collaborated with Aukett Swanke to reimagine Verde SW1. They aimed to create a next-generation building. Every detail was considered. The result is an efficient space. It is a harmonious space for businesses. Employees enjoy amenities developed to high standards. These standards are environmental and sustainable.
The exterior of Verde SW1 informs the interior experience. Tenants can track their energy consumption. On-site systems monitor energy and carbon footprint. The exterior wall design maximizes daylighting. Floor-to-ceiling glazing is high-performance. A custom ceramic frit pattern integrates into the glass. This provides visual privacy. It also adds solar shading. Access to the exterior terraces is direct from the office. This feature enhances the modern collaborative workspace.
Deep horizontal and vertical recesses shape the facade. They form flush glass bay windows. These create scale through rhythm and articulation. The southeast corner contains vertical fins. These fins feature LED lighting. This provides a dramatic focal point.
The roof gardens create a “park in the sky”. They offer views over London. Each terrace ranges from 300 to 600 square meters. A balustrade encloses each space. It sets back from the front edge of the terrace. This allows for an extensive green roof system. The system features over 40 plant species. The roof provides green terraces. These accentuate the structure’s steps. It connects to the neighborhood. It softens the building in the designated viewing corridor.
Verde SW1 has won awards. These include the OAS Development Awards. It won for Best West End Refurbishment/Regeneration in 2018. It also won UK Property Awards in 2017. These were for Best Office Development and Best Office Architecture.
Verde provides 282,000 sq ft of Class A offices. Floors range from 14,000 to 34,000 SF. It has six roof gardens located between levels 6-11. These total over 20,000 SF. The building offers excellent natural daylight. A nine-story glass atrium enhances this. There is a dedicated bicycle entrance. It features 440 bicycle spaces. Showering and changing facilities are available. A vast triple-height reception greets visitors.
Verde is just 150m from Victoria Station. The stepped roof terraces take advantage of views. These views stretch across Buckingham Palace and Green Park.
In 2018, Tishman Speyer sold the building to Deka. It is let to 17 institutional tenants on a long-term basis. Tishman Speyer acquired the property in 2012.
