Tilt49 gets its unique name from a quirky detail. The Denny Triangle, where it stands, sits at a 49-degree angle to true north. It’s a nod to Arthur Denny, the namesake of the neighborhood, whose waterfront property along Elliott Bay influenced this unusual orientation. The building itself is a modern marvel, completed in 2017. It boasts eleven stories of sleek glass and steel, totaling 300,000 square feet of office space.
Originally envisioned as part of a larger mixed-use development alongside the AMLI Arc residential tower, Tilt49 quickly became a sought-after address. Developed by Touchstone in partnership with Principal Real Estate Investors and financed by Bank of the Ozarks, the project was a collaborative effort from the start. Mortenson Construction brought the design by ZGF Architects to life. They faced unique challenges during construction. The tight space between Tilt49 and the neighboring Kinects project required careful coordination of excavation and shoring to ensure stability.
Inside, Tilt49 offers a unique blend of form and function. The floor plates are designed for flexibility. They can adapt to the ever-evolving needs of modern office spaces. In a move that solidified Tilt49’s place in Seattle’s tech scene, Amazon leased the entire office building in 2017. This added to Amazon’s already significant footprint in the city. Employees began moving in early the following year. The arrival of Amazon further cemented the Denny Triangle’s reputation as a vibrant hub for innovation.
