Two-story brick or stone structures were required. This applied to Colorado Boulevard and Plymouth Road. Corner lots on interior streets were also included.

The City of Dallas granted Conservation District Status in 2011. This ensures the preservation of Stevens Park Estates. It maintains the historical roots envisioned by Annie Laurie Stevens in 1926.
