These four 49-story skyscrapers dominate the Chicago skyline. Presidential Towers covers two full city blocks in the West Loop. It’s hard to believe this bustling area was once Chicago’s skid row. The towers were built in 1986, a bold investment in revitalizing this neighborhood. Over $100 million in direct investment, along with waived Federal, state, and city revenues, made this massive project possible. That included the largest guarantee ever given by the Federal Housing Administration at that time. The complex boasts 2,346 apartment units. The towers are strategically staggered. This design maximizes stunning views of the Chicago Loop and surrounding areas for every resident. Presidential Towers was designed to be a self-contained world. It features a massive four-story parking garage with 1,162 spaces and a 135,193 square foot retail base. Initially, this retail area was an inward-facing mall, creating a unique, contained community within the city. In 2007, Waterton Associates acquired Presidential Towers and began extensive renovations. They opened up the retail space to the street, creating a more vibrant connection with the surrounding neighborhood. Today, the renovated units and common areas offer modern living in a historic context. Presidential Towers is more than just residences. It plays an active role in the community. Since 2009, it has hosted the annual “Fight for Air Climb” stair climb, benefiting the American Lung Association. In 2015, Presidential Towers became the largest residential property in Chicago to go 100% smoke-free, demonstrating its commitment to resident health.
