Picture the Palacio Raggio. Its imposing presence dominates the Buenos Aires skyline. This isn’t just any building. It’s a piece of history a testament to the Raggio brothers’ ambition and the enduring legacy of Argentine architecture.

The Palacio Raggio stands proudly near the Colegio Nacional de Buenos Aires. Just a short walk from the Plaza de Mayo its location speaks volumes. The Raggio family a prominent commercial firm bought the land in 1906. This was no ordinary plot. It had been home to the Ortiz de Rozas family. Juan Manuel de Rosas the infamous governor once lived there. The site also housed the Buenos Aires Provincial Government and a post office.

The Raggio brothers commissioned the Swiss architect Lorenzo Siegerist. He designed a masterpiece of French Academicism. Construction began in 1907 and lasted until 1910. The original plans called for five floors. However the final building had four. The ground floor housed the Raggio Brothers’ bustling general store. The upper floors became rental apartments. A unique feature was a private passageway for deliveries. This was essential to avoid the congestion of the narrow city streets.

The magazine Caras y Caretas highlighted the Palacio Raggio in 1909. They reported the brothers’ hope to move into the ground floor that year. The upper floors were expected to be completed by the following year. The grand opening was planned for May 25 the centennial of the May Revolution.

For almost a century the Palacio Raggio thrived. Then decay set in. Illegal occupants moved in during the 1970s. The ground floor became a parking lot. The once magnificent interior was transformed into makeshift apartments. Over 200 families lived there in cramped conditions.

In 2006 San Telmo House SA purchased the building. They planned a major renovation. This included a shopping center apartments and a boutique hotel. The eviction of the illegal occupants was not easy. Many resisted even after being offered financial compensation and relocation assistance.

The renovation began in 2012. The original design and perimeter gallery were meticulously preserved. The ground floor was transformed into a grand lobby. The upper floors became 150 condo-style residences. The Palacio Raggio stands once more a magnificent example of Buenos Aires’ rich history and architectural heritage. It’s a testament to perseverance and a symbol of the city’s enduring spirit.
