Has anyone ever wondered how a building can embody both strength and light? Lumina, right here in San Francisco, does just that. Lumina isn’t just a set of towers; it’s a story of resilience. The tale of Lumina begins on Rincon Hill, a neighborhood with a past as vibrant as the city itself. Once a mix of Victorian homes and bustling businesses near the shipyards, Rincon Hill faced fires in 1906 and the rise of industrial development. The Embarcadero Freeway further isolated the area. But the 1989 Loma Prieta earthquake offered a chance for Rincon Hill’s rebirth. Tishman Speyer envisioned a residential development where the Lumina now stands, a site occupied by the United States Postal Service. In 1999, this was a daunting task. The Lumina, along with its sister project, the Infinity, were the largest condo projects proposed in the city, facing significant zoning challenges. Yet, Tishman Speyer persevered. They extended the USPS contract, lowered the purchase price, and embarked on the first condo project in the company’s history. The Infinity project itself had its share of surprises. During excavation, a historic ship from the Gold Rush era was discovered. This led to a complex collaboration with the Maritime Museum and the Museum of the City of San Francisco to relocate the ship. The Infinity, with its 650 units, was completed during the 2008 economic crisis. Despite the difficult market, Tishman Speyer’s bold decision to lower asking prices resulted in 309 units sold in 2009, making it the best-selling condo project in the US that year. With the Infinity’s success, the Lumina project seemed destined for smooth sailing. However, even the Lumina faced hurdles. Securing an equity partner was crucial, leading to a partnership with China Vanke. Then came the groundbreaking in 2013, and another surprise – another historic ship! This time, with experience on their side, the team efficiently handled the situation. As the Lumina neared completion in 2014, a coup in Thailand disrupted the supply of glass for the building’s façade. Tishman Speyer expedited the shipment, only to face the Western ports labor strike. Finally, in 2015, the Lumina was completed. Lumina, standing tall with its two high-rise towers, offers 656 units and over one million square feet of space. Residents enjoy amenities including a fitness center with a climbing wall, a 75-foot lap pool, a rooftop terrace, and more. The Lumina even achieved LEED Silver Certification.
