“Lloyd-Hof” or “Lloyds Hof?” Even the name of the Lloyd-Hof seems to hold a secret. Here at Eitinginstraße 2, you’ll notice it’s written “Lloyd-Hof.” However, some literature and even the German National Heritage refer to it as “Lloyds Hof.”

Let’s step back in time to the 1930s. The Lloyd-Hof emerged after the Nazis took power. Interestingly, only a few projects showcasing strong international modernism features were built in Germany after 1933. The Lloyd-Hof stands as one of those unique examples.

Notice the simple facade. It’s accentuated mainly by the balconies. At the ends of the blocks, the balconies extend over the edges. This creates a sense of high tension. The block on Christianstraße remains unmodernized, offering a clear view of the unrendered iron girders supporting the balconies. It is thought that the modernised blocks in Eitingonstraße had the same aesthetics. It is assumed these stylistic elements were concealed after modernisation.

Apart from the balconies, the facade features highlighted entrance zones. Also note the two windows per floor next to the entrances. Traditional hipped roofs top the buildings. These roofs provide a clue to their construction period after 1933.

The Lloyd-Hof fits into the Waldstraßenviertel’s urban structure with its blocks. Unlike older houses, it was designed with open passages leading to the courtyards. However, the complex wasn’t fully completed in the 1930s. In 1997, two additional blocks were built on Am Mückenschlösschen and Max-Planck-Straße. These additions, also known as Lloyd(s)-Hof, intentionally mirror the architectural style of the late 1920s. They feature flat roofs, corner windows, and a long window band in the stairwell. Sadly, facade defects are already visible on these newer blocks.

The design embraces the principles of the existing buildings, reinterpreting them in a new way. Street facades mirror the existing style. Garden-facing buildings, however, stand apart. High ceilings, wood and glass elements, and large balconies highlight the green inner courtyard’s recreational character. This creates a strong connection to the outdoors. About a third of the 112 apartments were designed to accommodate elderly and disabled residents.

Most of the apartments have 1.5 or 2 rooms. There are also larger family apartments, some of them are maisonettes. This helps ensure a diverse age structure within the Lloyd-Hof community.

So, as you stand here, remember the Lloyd-Hof. It is a testament to architectural resilience. It is also a unique blend of history and modern living in Leipzig.
