Leipzig’s newest landmark rises boldly. It is the Lipsia Turm in Grünau. This 42-meter tower stands as a symbol of change. It represents an upgrade for the vast prefabricated housing estate.

Completed in 2020, the Lipsia Turm is more than just a building. It’s a statement. The Wohnungsgenossenschaft Lipsia eG built it for over 13 million euros. They wanted to counter the perceived decline of the area. The tower is a concrete exclamation point. It shows that things can be different here.

Fuchshuber Architekten, now NOKERA Planning, designed the tower. Their creation is a fine structure of prefabricated concrete elements. It subtly hints at neoclassical design. The Lipsia Turm radiates solid value.

Inside, you’ll find 60 apartments spread over 13 floors. These are not your typical high-rise units. Each floor features four to six barrier-free apartments. They range from one to three rooms. Sizes vary from 30 to 110 square meters. Parkett floors and underfloor heating add comfort. Every floor has furnished common rooms. These spaces encourage small neighborhood communities.

The Lipsia Turm caters especially to older residents. It offers service-oriented living. This includes package acceptance and first aid. The Volkssolidarität provides these services. A concierge is always available in the lobby. Residents can also book additional services. These range from meal delivery to apartment cleaning.

The Lipsia Turm stands on a fenced lawn. A concierge greets visitors. It feels like New York’s 5th Avenue rather than Grünau. The Volkssolidarität watches over things. They arrange appointments and organize medical help. They also run the cafeteria and host barbecues.

Safety is a priority. The Lipsia Turm features 55 fire protection doors by Schörghuber. Most are T30 fire doors with sound insulation. Two T90 fire doors offer additional security. One has a panic lock. The other is RC 2 burglar-resistant. All doors are climate class III. This means that they can withstand temperature differences.

The Lipsia Turm’s location is significant. Grünau once housed one of the largest “Plattenbau” settlements in the DDR. After reunification, it emptied rapidly. Many residents left. Those who stayed were often elderly, low-income, or migrants. The Lipsia Turm offers a new vision.

Living here costs just over 10 euros per square meter. This is a competitive price for Leipzig. A service fee of 2.38 euros per square meter covers the Volkssolidarität’s services. Tenants automatically become members of the Lipsia cooperative. This gives them access to around 8,000 other apartments.

The Lipsia Turm is a symbol of hope. It is a modern living space. It offers community and support. It is a sign that Grünau is changing for the better. The Lipsia Turm stands tall. It is a testament to Leipzig’s ongoing transformation.
