He wanted to build a settlement here decades earlier. He even attempted to purchase land near his Zahnbrechersiedlung. His plan? A new community with 90-120 homes. A school and a church were also part of his vision. He even negotiated a price of 560 Reichsmark per Tagwerk. But his dreams remained unrealized.
Fifty years later Gartenstadt Johanneskirchen finally became reality. The church generously provided the land under favorable Erbbaurecht terms. The city of Munich also played a crucial role. Their housing program made it all possible. The Bavarian Grundstücksverwertung oversaw the project. They selected residents based on specific criteria. That’s how the area got its unique mix of houses. There are even homes designed for seniors living with their families. Six homes are designed for people with disabilities.
The first phase was completed by 1984. Five hundred homes stood ready for families. The streets were transformed into tree-lined avenues. Footpaths and cycle paths wound through the area. Fruit trees graced the gardens. By 1986 two more phases added another 336 homes. The Gartenstadt Johanneskirchen was complete. A unique blend of homes and green space.
