Dreaming of a break from the M25 madness? Here we are at Cobham Services. Cobham Services is more than just a pit stop. It’s a story of green belt battles, motorway milestones, and a surprising amount of ecological innovation.

Cobham Services opened in September 2012. It sits between junctions 9 and 10 on the M25. But its story began much earlier.

Back in the early 1990s, planners first proposed a service station here. A public inquiry took place in 1996. Planning permission wasn’t granted until 2005. The area was once New Barn Farm.

There was a problem. Cobham Services was built on a green belt area. John Prescott, the Secretary of State, overruled the objections. He cited a “clear and compelling need” for a service station. There was a large 65-mile gap on the M25 without services.

Concerns arose about waste damaging Downside’s Victorian sewage system. Despite the hurdles, construction began in Autumn 2010. It was completed in September 2012.

Cobham Services boasts a unique layout. One service area serves both traffic directions. It is located south of the motorway. Eastbound traffic uses a tunnel under the M25. Westbound traffic exits directly from the motorway.

This place has a sustainable drainage system. It filters water from silt and sand. It also attenuates water into local watercourses. Retention basins control water runoff. Infiltration trenches filter and store water using pebbles. Swales drain water directly into the ground. Vegetation absorbs harmful substances.

Extra MSA even founded its own construction company. It was named Swayfields. Swayfields constructed Cobham Services.

Cobham Services is now the busiest service station in the UK. It provides a relaxing haven.

Inside, you will find familiar brands. There is Starbucks, Pret, McDonald’s, and KFC. You will also find LEON, Greggs, Chopstix, and El Mexicana. Other options include Don Churro, Nando’s, M&S Simply Food, and Pizza Express.

Cobham Services is open 24/7. It offers parking for cars, HGVs, coaches, and caravans. There are EV chargers and a fuel filling station.

But Cobham Services has seen its fair share of drama. There have been car meets, protests, and even a fire.

Yet, amidst the chaos, there are moments of joy. One couple even held their wedding reception here. They called it their “favourite venue in the world”.
