Towering above the Seattle skyline stands 1201 Third Avenue a true icon of the city. This magnificent structure wasn’t always known by that name. For many years it was fondly remembered as the Washington Mutual Tower. Imagine the bustling activity within its walls during its time as the headquarters for that financial giant.

1201 Third Avenue’s story begins long before its completion in 1988. Seven years of meticulous planning and construction went into this architectural marvel. The architects Kohn Pedersen Fox Associates and The McKinley Architects created a design that captured the essence of Seattle’s dynamic spirit. The building’s unique blend of classic and modern design is evident in its granite and emerald-green glass exterior.

But 1201 Third Avenue is more than just a beautiful building. It is a testament to Seattle’s innovative spirit. It was one of the first major office buildings constructed under the city’s 1985 downtown zoning plan. This plan encouraged height limits interesting profiles and height and density bonuses for public amenities. The building’s design took full advantage of these incentives. It includes a pedestrian plaza a public atrium and even incorporated pieces from the demolished Savoy Hotel into its construction. The result? A building that seamlessly blends into its surroundings while still making a bold statement.

The building’s impact extends beyond its physical presence. It’s home to a variety of businesses including law firms and even serves as a home for peregrine falcons who nest on its high ledges. Their nests have been monitored by a webcam since 1994 a testament to the building’s unique blend of urban development and natural wildlife.

The New York Times itself praised 1201 Third Avenue calling it one of the three best new office buildings in the United States in 1988. Its design has earned it many awards including the Urban Land Institute’s Award for Excellence and multiple TOBY awards. Today 1201 Third Avenue continues to stand as a symbol of Seattle’s ambition and architectural prowess. A building that holds a special place in the hearts of Seattlites. A skyscraper that seamlessly blends the past and the present the old and the new. A true landmark in the heart of the Emerald City.
