How about a building designed to withstand earthquakes? Here we are at 181 Fremont Tower. It stands tall in San Francisco’s South of Market District. This skyscraper is a mixed-use marvel.

181 Fremont is an 803-foot testament to modern engineering. Heller Manus Architects designed it. The Jay Paul Company developed and owns this impressive structure.

Initially, SKS Investments proposed 181 Fremont Street as a 900-foot skyscraper. But the developers reduced the height. This was to comply with the area’s 700-foot height limit. The tower’s design got approval in December 2012.

Construction began in 2013. It cost about US$500 million. The building opened in May 2018.

181 Fremont has 57 floors. It offers 684000 square feet of space. There are 17 elevators. The lower 35 floors feature office space. The upper 16 floors house 67 condos. The 39th floor includes residential amenities. It also has a two-story open-air terrace.

Upon completion, 181 Fremont was the tallest mixed-use building in San Francisco. It surpassed the nearby Millennium Tower. It was also the second-tallest in the Western United States.

The tower’s foundation is anchored to bedrock 260 feet underground. This is the deepest of any condo tower in San Francisco. This connection to bedrock helps the building avoid settlement issues. It also allows movement during seismic events.

The high-strength steel exoskeleton withstands seismic shocks. This design provides a column-free floor plan. It makes the interior space more adaptable. It also increases natural light. Viscous dampers reduce potential earthquake damage. They also lessen the impact of wind.

Arup developed a tenants’ resilience manual. It includes contingency planning strategies. It helps tenants get their spaces earthquake ready. This limits damage and downtime.

The building has emergency preparedness plans. These include elevators designed to work right after an earthquake. 181 Fremont’s design reduces repair costs. It also avoids downtime after an earthquake. Repair costs would be one-tenth of a comparable building built to code. Downtime would reduce from 18 months to just a few weeks.

The column-free floor plan allows flexible open and light-filled spaces. The reverse chevron on the facade reduces wind forces. This provides a quieter and more stable environment.

In 2017, Meta Platforms leased the entire office space in 181 Fremont. However, in May 2023, Meta put its entire space up for sublease. This happened during San Francisco’s office vacancy crisis.
