How about a place that rose from a parking lot? Stadium Place stands tall in Seattle’s Pioneer Square. This mixed-use development is quite the transformation.

Stadium Place is also known as the North Lot Development. It has reshaped the area north of Lumen Field. The project replaced a simple parking lot with something far more impressive.

The groundbreaking ceremony occurred on September 27 2011. This marked the beginning of a significant change for the neighborhood.

Stadium Place has multiple buildings. They stand on two blocks along South King Street. The Wave is a 26-story residential high-rise. It offers condominiums with stunning views. The Nolo is a 10-story apartment building. These two opened in 2014 and 2013, respectively. Hawk Tower is a 21-story office building. An Embassy Suites hotel is also part of Stadium Place. Hawk Tower opened in 2017.

Daniels Real Estate and R.D. Merrill partnered on this project. It cost nearly $200 million to develop. Early on, they raised $20 million through a securities offering. The total cost was $517 million. Financing also included $300 million from the EB-5 visa program. This attracted foreign investors.

JTM Contractors built the first phase. This is the western block topped by two residential towers. The base has apartments, retail space, and a parking garage. Zimmer Gunsul Frasca Architects designed The Wave. The Pioneer Square Preservation Board had to approve the design. This ensured it fit the historical neighborhood. Local rules protected views of the Space Needle. The historic clock tower of King Street Station was also protected.

Residents on upper floors enjoy a partial view. They can watch events within the neighboring stadium. Only 30 of the 500 apartments are for low-income residents. The Nolo opened in September 2013. The Wave opened in 2014.

Construction on the second phase began in September 2014. It included a 23-story hotel and a 21-story office building. This phase was completed in 2017.

Stadium Place has received accolades. Multi Housing News Magazine voted it the “Best Residential New High Rise in The United States” in 2014. It also won other awards. These include High Rise of the Year and Community of the Year.

Stadium Place offers more than just residences and offices. It provides a dynamic urban environment. This blends modern living with historical preservation. The project revitalized Pioneer Square. It created a vibrant space for residents and visitors alike.

Today Stadium Place stands as a testament. It shows Seattle’s growth and innovation. It started as a simple parking lot. Now, it’s a landmark that enhances the city’s skyline. Its blend of residential, commercial, and retail spaces creates a lively community. Stadium Place is a true urban success story.
