Aneurin Bevan the Minister of Health laid the foundation stone. This was in July 1946. Spa Green Estate in London stands as a testament to post-war optimism. It’s a remarkable example of modernist architecture. This housing estate is located between Rosebery Avenue and St John Street in Clerkenwell.

The Spa Green Estate isn’t just bricks and mortar. It’s a story of social regeneration. It was conceived as public housing. Today it’s a mixed community. Private owners and council tenants live side by side. A resident-elected management organization runs the estate.

Architect Berthold Lubetkin’s vision was radical. He aimed to fulfill a utopian promise. This was a promise of better living conditions for working families. The design reflects Lubetkin’s Constructivist influences. He drew inspiration from Russian Constructivism. His designs included features from his luxury Highpoint flats. These features included lifts central heating balconies and excellent ventilation.

The kitchens were revolutionary for their time. They featured slide-away breakfast counters and ironing boards. Electric and gas appliances were standard. A central waste-disposal system in stainless steel was installed. Ove Arup’s innovative concrete box-frame construction was another key element. This design created uncluttered interiors with clear views. Aerodynamic wind-roofs and open terraces provided communal space. Residents could enjoy views of St Paul’s Cathedral the Old Bailey and the Houses of Parliament.

Princess Margaret planted a plane tree at the opening ceremonies in 1949. Some residents who witnessed this event still live in Spa Green today. The estate’s design ensures no resident overshadows another. Bedrooms vary in size but there is no hierarchy. All residents enjoy similar amenities and views.

Betty Knight a Spa Green resident played a crucial role in the community. She was instrumental in the establishment of the Spa Green Estates Tenant Management Association (TMO) in 1995. She believed residents needed to be actively involved in their community’s management. The TMO helped transform the estate. Before its establishment the estate was reportedly filthy and covered in graffiti.

Spa Green’s architectural significance is widely recognized. It received a Grade II* listing in 1998. A major restoration in 2008 brought back the original colour scheme. Architects and historians alike have praised its design. It’s been lauded for its technical accomplishment and optimistic spirit. Its success proved the relevance of considering residents’ lives in housing design. Spa Green is exceptional for combining street and square elements with modernist design. The estate embodies Lubetkin’s motto “Nothing is too good for ordinary people”.
