Williams a Cornishman named his Auckland farm Penrose. He’d originally claimed 789 acres. This was near Tamaki. He said the volcanic soil was the finest. After much negotiation his claim was reduced. It eventually settled at 253 acres. He paid a substantial sum to Maori landowners. He also paid surveyors. The final cost was significant.

Penrose Farm wasn’t just a home. It was a working farm. Williams bred sheep. He even called it Penrose Stud Farm at one point. Later the Maclean brothers leased the farm. They were also well-known for Bleak House Farm. They mortgaged the land heavily. Eventually James Bailey bought Penrose Farm. The Bailey family kept the property until 1944. Then the Fletchers acquired the historic estate.
