At its southern end, the property opens onto the sea at Awaawaroa Bay. The Department of Conservation recognizes the area’s ecological importance. They have identified it as a Site of Ecological Significance. The wetland is considered one of the best freshwater raupo wetlands on Waiheke. Year-round fresh water flows in the wetland. Tributary seepages add to its richness.

Awaawaroa Bay Limited was formed in 1994. It was formed to purchase the land. One person from each share becomes a director. Each director has equal voting rights. The company holds title to the land. Use rights to a parcel of land are allocated to each share. A Constitution and By-Laws have been formulated to guide the community. Monthly Awaawaroa Eco-Village meetings are held. All decisions concerning the Eco-Village and the Land are made via a consensus process.

Each shareholder has a land allocation of 1 hectare. That is 2.5 acres. They live and work on it. Road access and telephone lines are provided to all house lots. Additional land may be leased from the company. Favorable terms are offered. All members have access to common land. They also have access to community facilities.
