Perhaps you’ve wondered about the story behind these buildings. We are standing before Wohnkomplex 1. It is also known as WK 1 in Leipzig-Grünau. This area was once the second-largest housing development in the GDR.

Let’s step back to the 1970s. The GDR faced a severe housing shortage. The SED leadership decided to tackle this problem head-on. They aimed for every household to have its own modern apartment by 1990. The only way to achieve this was through new construction.

To speed things up, the state consolidated construction companies into large combines. These combines used efficient methods like large-panel construction. The goal was to increase the number of housing units significantly. The DDR’s housing program aimed to build three million apartments by 1990.

The VEB Baukombinat Leipzig played a central role. It was one of the largest construction combines in the GDR. In 1976, the Baukombinat Leipzig began its most ambitious project. It became the general contractor for the Leipzig-Grünau residential area.

Grünau was planned with eight Wohnkomplexe. Wohnkomplex 1 was part of this large project. The entire area was designed to house almost 100,000 residents in 37,600 apartments.

In March 1974, the Baukombinat Leipzig introduced the WBS 70 housing series. WBS 70 meant construction using prefabricated panels. A new panel factory in Leipzig-Wiederitzsch was built to support this. It provided the materials needed for the large-scale construction in Grünau.

The Baukombinat Leipzig was formed in 1972. It merged the VE Hochbaukombinat Leipzig and the VE Wohnungs- und Gesellschaftsbaukombinat. Initially, it had 8,500 employees. Over time, it underwent several restructurings.

By 1981, the Baukombinat had regional branches in Leipzig, Altenburg, Wurzen, and Hartha. The Kombinatsbetrieb Bautechnologische Versorgung and VEB Bauexport Leipzig were added in 1982. This shows how vast and complex the organization became.

After 1990, the Baukombinat Leipzig was privatized. The Erste Baugesellschaft Leipzig AG took over. It had branches in several cities. However, it faced financial difficulties. In 1995, insolvency proceedings began. Later, the Elbo Bau AG acquired the company but also went bankrupt in 2002.

The archives of the Baukombinat Leipzig are now preserved. They include documents about the organization’s history, photos, and construction plans. These records offer insights into East German construction and urban planning. The collection includes the directory “Offer and Information” from the VEB Baukombinat Leipzig from 1972-1985. It showcased various housing options from single-family homes to apartment blocks.

Looking at Wohnkomplex 1 today, it’s a reminder of ambitious goals. It shows the efforts to solve housing problems in the GDR. It also reflects the challenges and changes that followed German reunification.
