St John’s Estate is located in Cubitt Town on the Isle of Dogs. It sits within the triangle formed by Manchester Road, East Ferry Road, and Glengall Grove. Imagine this area bustling with life.
Let’s step back a bit. In 2005, One Housing Group took ownership of over 2,000 former council homes. These homes spanned four estates on the Isle of Dogs. St John’s Estate was one of them.
Fast forward to 2014. One Housing Group unveiled “Project Stone”. This ambitious plan proposed redeveloping all four Isle of Dogs estates. But there was a catch. Only 30% of the new properties would be designated as affordable housing. This sparked concern among residents.
These initial plans for St John’s Estate met with resistance. Residents felt unheard. The Mayor of Tower Hamlets intervened. One Housing Group scrapped the masterplan. They promised to consult residents before proceeding.
In May 2017, One Housing Group sought funding to redevelop St John’s Estate. Conversations with residents began block by block, excluding the Samuda Estate. The Mayor designated the Isle of Dogs an “opportunity area”. His framework envisioned thousands of new homes, partly through estate regeneration.
A vote was held in 2021. 80% of eligible residents favored demolition. Planning permission followed in 2022 for 347 new homes. Of these, a portion would be for social rent, some for shared ownership, and the rest for private sale.
St John’s Estate offers a wide pedestrianised shopping arcade. You can find basketball courts and a children’s play area. The estate also boasts views toward Canary Wharf. Large red brick and concrete blocks define its architecture. Balconies, exterior walkways, stairwells, and garages are all part of the scene.
