A Parisian marvel stands before you. This is the Tour Bois-le-Prêtre. Once dubbed “Alcatraz” for its drab exterior its story is one of remarkable transformation.

Built in 1961 by architect Raymond Lopez the Tour Bois-le-Prêtre was initially a testament to post-war modernism. Its glass and aluminum facade a lively Miesian skin wrapped a 17-story precast-concrete frame. But time and changing standards took their toll. By the 1980s energy efficiency concerns led to the addition of insulated panels. These unfortunately shrunk the windows giving the building its infamous nickname.

Then came the demolition plan of 2003. The French government deemed the building beyond repair. But Lacaton & Vassal and Frédéric Druot thought otherwise. Their research showed renovation was not only possible but more cost-effective than demolition. Their innovative approach won a competition in 2006.

Their solution was brilliant. Instead of tearing down the Tour Bois-le-Prêtre they added a ten-foot deep extension to all four sides. The east and west facades were replaced with aluminum-framed sliding doors opening onto winter gardens. These lead to deeper balconies. The north and south facades gained additional internal space. The number of apartments increased from 96 to 100 without any reduction in size.

New elevators ensured full wheelchair accessibility. The building now stretches to the street edge on the north and extends as far as regulations allow toward a nearby cemetery to the south. The project significantly increased usable space. One-bedroom apartments gained 242 square feet of outdoor space. Larger corner apartments gained 290 square feet outdoors and up to 430 square feet indoors. Rents remained unchanged. The approximately 150000 dollars per apartment cost was higher than anticipated but still less than demolition and rebuilding.

Crucially the 400 residents remained in place during the entire renovation. The architects designed the extension as a self-supporting steel frame minimizing disruption. Asbestos-ridden overcladding was removed. Old glazing was replaced with new glazing all within the same day. The remarkable result is a 60 percent reduction in heating energy demand. The extensions shade apartments from summer sun while low winter sun penetrates the large windows.

The Tour Bois-le-Prêtre is more than just renovated housing. It is a sustainable beacon a testament to inventive architecture. It proves that even seemingly outdated structures can find new life.
