Imagine classrooms transformed into apartments. This is the story of the Peabody School Apartments. This building at 1444 W. Augusta Blvd has a rich history. It stands as a testament to Chicago’s architectural heritage.

The Elizabeth Peabody Public School was designed by W. August Fiedler. Fiedler was an architect for the Chicago Board of Education. The school was built in 1894. It is a prime example of late 1800s Chicago public school architecture. The Peabody School building showcases intricate detailing. Stone, brick, terra cotta and decorative metal were used. The design reflects the Romanesque Revival and Classical Revival styles.

Chicago Public Schools closed several schools in 2013. The Peabody School was among them. It was sold through a public auction. The plan was to redevelop it into apartments. Svigos Asset Management bought the Peabody School for $3.1 million.

Today, the Peabody School Apartments feature 23 unique units. This adaptive reuse project blends modern upgrades with the school’s original features. The Peabody School Apartments now stand as a Chicago historic landmark.

Preserving the building’s historic character was a top priority. Glazed firewalls enclose the grand staircases. This meets modern building codes. It still maintains continuous sight lines.

The apartments occupy the former classrooms. Original features have been retained. These include built-in cabinets, trim and chalkboards. Reclaimed materials add to the historical ambiance. Brick and wood joists were adapted into accent walls. Refurbished filing cabinets and cafeteria tables were strategically placed.

Svigos Development also transformed Near North School into Motley School Apartments. The company applied the same formula to the Peabody School. One apartment was created per classroom. Historic renovations took place inside and out.

The renovation included preserving the facade and cornice. Interior trim and built-ins were also restored. School furniture, chalkboards and cabinets were refurbished. Recycled materials enhance the apartments. This retains the historic character of the original school.

Infrastructure modernization was crucial. Mechanical systems and components were completely replaced. This ensures energy efficiency for the residents. A new deck was added at the roof level. This provides an amenity space for residents. The existing stairs were repaired and extended to reach the roof. A new elevator provides access to all levels.

The Peabody School Apartments project has won awards. It received recognition for adaptive reuse. The apartments serve as a model. They show how to rehabilitate and preserve Chicago’s architectural heritage.
