Michael Robinson and Joe Simmons started the chain in Phoenix Arizona. They called it Rodeway Inns of America.

In 1971, the Vantage Company of Dallas Texas, acquired the hotel chain. Prudential Life Insurance partnered with Rodeway Inns. Their goal was to finance the company-owned inns and become a franchise. By 1976, the focus shifted exclusively to franchising.

Ladbrokes purchased the brand in 1985. Two years later, they sold it to Ramada. Then in 1990, the Rode Inn became part of Choice Hotels. Friendship Inn was absorbed by Rode Inn and Econo Lodge at that time.

Kevin Bradt reorganized the franchise structure in 2005. He wanted to attract more franchisees. By 2007, Lodging Magazine named Rode Inn the fastest-growing chain in the hotel industry. Choice Hotels International still owns it as of 2018.

Originally, the franchise fee was a revenue percentage. This changed to an annual fee per room, then back to a revenue percentage. Investing in a Rode Inn franchise requires approximately $500000 in liquid capital.

The Rode Inn provides essential lodging across North America. As of June 30 2020, there were 578 locations. These inns contained approximately 33107 rooms. Each Rode Inn is a franchise. Separate investors own and manage each location.
