“A positive legacy.” That is what the Marshall Group wants to create with Woodlands Wing. Woodlands Wing is a new urban village planned for Cambridge. It is designed to be a beautiful and desirable place to live.

The Woodlands Wing development will cover 160 acres. This land is owned by the Marshall Group. The plan includes 1,300 homes plus a school. Community facilities, workspace and shops are also planned.

The goal is to combine the best of town and country. Over a third of the site will be parks and gardens. Squares and woodland will also feature.

The development aims to meet the region’s growing need for housing and jobs. It integrates opportunities to live and work.

Pollard Thomas Edwards is designing the Woodlands Wing masterplan. They engaged with local stakeholders from the beginning. Over 1,000 people attended workshops. The Prince’s Foundation also participated.

The masterplan proposes a series of neighborhoods. Landscaped streets will connect parks and squares. Housing will range from family homes to apartments. Thirty percent will be affordable homes.

The community heart will be established early. This includes the school, market square, and shops.

Robert Marshall, Marshall Group CEO, has high hopes. He said Wing must be beautifully designed. It is essential that it creates a positive legacy. He wants local communities to be proud.

Andrew Beharrell is a Senior Partner at Pollard Thomas Edwards. He said Woodlands Wing will have all the ingredients of a proper community. It will not just be a dormitory. New homes will integrate with community facilities and local shops. Residents will have access to new and existing employment opportunities. The Marshall Group’s businesses are included.

PTE designed a sustainable mixed-use community. The company wants to create a very desirable place to live.

PTE used ‘enquiry by design’ workshops. They developed a master plan. It capitalizes on the location of the 160-acre site. The proposed village integrates housing types. New community facilities and shops are included.

Over 35% of the site will be public open space. This is twice the amount required. The new community will have a green character. The landowners will retain ownership of the public realm. This ensures the quality of its long-term management.

Residential neighborhoods will have distinctive characters. Housing styles will vary. Open spaces will connect neighborhoods. These include a linear water park and woodland. Playing fields and urban squares are also planned.

A range of housing will meet market demands. Apartments, mews houses, and family homes will all be available. An artist will integrate public art. It will feature in street furniture and open spaces.
