Tivoli Village, a captivating mixed-use development, stands as a testament to the city’s ever-evolving spirit. Tivoli Village first graced the Las Vegas landscape on April 28, 2011. It emerged from the ashes of the 2008 recession, a project initially envisioned as “The Village at Queensridge” back in 2005. This ambitious $500 million dream, a collaboration between Peccole Nevada Corporation and Executive Home Builders, promised a blend of retail, office space, and luxurious condominiums. However, the economic downturn forced a shift in strategy. The developers, now joined by IDB Development Corporation, adopted a phased approach, focusing on bringing the first phase of Tivoli Village to life. This initial phase, a $700 million investment, showcased the developers’ commitment to creating a “city within a city.” Tivoli Village was meticulously designed by JMA Architecture Studios and Development Design Group, drawing inspiration from the charm of a 1400s European village and the elegance of Italy’s Tivoli Fountains. The initial opening featured fifteen retailers and three restaurants, anchored by the buzzworthy Brio Tuscan Grille and Petra Greek Taverna. The vision extended beyond just shops and restaurants. Initially, plans included two five-story and one ten-story condominium tower, totaling 340 units. These opulent residences, priced from $600,000 to over $1 million, were a key part of the original concept. However, the changing economic landscape led to their postponement, a testament to Tivoli Village’s adaptability. The story of Tivoli Village continued with a second phase, a $500 million expansion that began construction in 2013. This addition introduced a new entrance on Rampart Boulevard, expanded the underground parking garage, and welcomed the flagship RH Las Vegas – The Gallery, a four-level, 60,000 sq ft testament to Restoration Hardware’s design prowess. Tivoli Village’s journey hasn’t been without its challenges. Construction delays, economic shifts, and even a tragic construction accident in 2016 have tested its resilience. Yet, through it all, Tivoli Village has persevered, adapting and evolving to become the vibrant destination it is today. In 2022, Tivoli Village entered a new chapter with its acquisition by 3D Investments for $216 million.
