The Solaire was designed by the renowned architectural firm Cesar Pelli & Associates for the Albanese Organization. Upon its opening, the American Institute of Architects recognized its innovative design with a “Top Ten Green Award.” The Solaire’s commitment to sustainability is woven into every aspect of its design. Its energy efficiency surpasses New York City code requirements by a remarkable 35 percent. The building’s photovoltaic panels generate 5 percent of its total energy consumption. The Solaire’s HVAC system, powered by natural gas, avoids ozone-depleting refrigerants. Inside, a sophisticated ventilation and humidification system constantly circulates filtered fresh air. Residents enjoy programmable thermostats and Energy Star appliances. Occupancy sensors in common areas further minimize energy waste. Water conservation is another hallmark of The Solaire. A black water treatment system recycles wastewater for toilet use and the cooling tower, resulting in 50 percent less potable water usage compared to conventional buildings. Even the construction process reflected The Solaire’s green ethos. Over 60 percent of building materials were locally sourced, and 19 percent came from recycled materials. An impressive 93 percent of construction debris was recycled. The building’s green roof, covering three-quarters of the roof area, features drought-tolerant plants like bamboo, a water retention layer, and a 10,000-gallon stormwater tank for rooftop garden irrigation. The Solaire’s dedication to sustainability extends beyond its current features. Space has been allocated for future fuel-cell technology installation.
