Here at River Street, towering above us is the River Street Tower. Have you noticed how it stands out against the Manchester skyline? It’s more than just a place for students to live. This building represents the ongoing regeneration of this part of Manchester.
River Street Tower. Its story is one of ambition, setbacks, and eventual triumph. The location was once occupied by a concrete car park frame. This eyesore stood unfinished from 2005 to 2018. Imagine the frustration of seeing that skeleton every day.
A plan was approved in 2012 for a 125-meter tower. But that project never took off. The land was sold. A new vision emerged. In 2017, a revised plan was approved for a 32-story tower. This tower would stand 92 meters tall. It would hold 420 apartments, mainly for students.
Finally, in May 2018, the old concrete frame came down. Construction on River Street Tower began that summer. By September 2020, the building was complete. Students began moving in. The River Street Tower cost approximately 95 million pounds.
The River Street Tower you see before you was designed by SimpsonHaugh and Partners. The developers were Downing. The River Street Tower consists of three distinct volumes. One section has ten stories facing Garwood Street. Another has five stories facing River Street. The main tower soars to 32 stories. This design reflects the building’s modular layout.
The main entrance to River Street Tower faces River Street. The building is set back from the pavement. This creates a wider public space. There is landscaping along Mancunian Way. Inside, you will find student amenities.
Notice the outer elevations of River Street Tower. They feature Cor-Ten weathered steel rainscreen cladding. This material choice connects the building to its surroundings. The inner courtyard elevations are different. They use dark-blue back-painted glass and metal panels. This creates a layered, reflective effect.
River Street Tower has helped to revitalize a brownfield site. It strengthens connections between different areas of Manchester. It is a marker for Manchester’s Southern Gateway. The River Street Tower provides high-quality student accommodation. It offers a mix of studios, cluster bedrooms, and apartments.
River Street Tower opened to its first student residents in September 2021.
Consider the construction process. The River Street Tower used prefabricated steel frames. These frames were pre-assembled in a factory. They included insulation and boarding. This offsite manufacturing reduced waste and improved quality. It also sped up the construction process. It saved about 30% on the installation program.
