Before this peaceful oasis existed towering public housing. Prospect Plaza was once a different landscape. Three blocks of NYCHA buildings stood here. They were replaced by a mixed-income community. This project was a collaboration. Pennrose Duvernay + Brooks L+M Blue Sea Development and Rosenberg Housing Group worked together. They partnered with the NYC Housing Authority and the NYC Department of Housing Preservation and Development.
The redevelopment involved three phases. Phase one included 110 low-income housing tax credit rental units. Thirty-eight were public housing units. Phase two added 149 more LIHTC units. Forty-two were public housing and twenty were Section 8 units. The final phase brought 135 LIHTC-only units. Twenty-seven were for formerly homeless families. A supermarket and community center were also added. They are part of the Prospect Plaza community. The park itself was created as a vital addition to the new community space.
Today you see the results of this extensive redevelopment project. Families enjoy the park. The holiday season brings special cheer. Wreaths decorated with bows and lights adorn the park. These are placed on light poles. They are funded by the Neighborhood Rising Fund. The Independence Plaza Neighborhood Council works to keep the park festive.
