Blinking in the sunlight, one might not expect that this modern residential area has risen from industrial roots. Welcome to Parkstadt Karlshorst. This is a new district in Berlin’s Lichtenberg district. More precisely it is located in the Karlshorst district.

Parkstadt Karlshorst covers twelve hectares. It is bordered by Blockdammweg, Ehrlichstrasse, Trautenauer Strasse and Hönower Wiesenweg. It is located next to the Prinzenviertel.

The foundation stone for Parkstadt Karlshorst was laid on June 24 2020. The first apartments were occupied in 2022. Before Parkstadt Karlshorst was built, the area was an industrial wasteland. A veneer factory once stood here. There was also a machine-building wholesale company from the GDR.

Today around 1000 apartments have been built here. There are 252 rent-controlled apartments. Also 218 privately financed rental apartments are available. Furthermore 504 condominiums were built. The district consists of nine residential sections. They are predominantly perimeter block developments. A central main street divides them.

In addition a three-section elementary school is planned. A daycare center for 130 children will be built. Also a local shopping center will be established. The district will have 18000 square meters of green space. Play areas will also be created. This includes a public green space. It will extend the Seepark. The streets of the residential area were named in December 2020.

Bonava Deutschland GmbH is the project developer. The master plan comes from the Klaus Theo Brenner design office. Parkstadt Karlshorst is a model project. It is part of the Berlin housing program. It continues the tradition of reform housing. This dates back to the first half of the 20th century.

The tram line 21 connects the residential area. It runs north to Rummelsburg S-Bahn station. It goes south to Schöneweide station.

The vision was to create a home for people of all income and age groups. A place where they can feel comfortable and happy. The first tenants were able to move in in the summer of 2022.

The old halls and office buildings are gone. These belonged to the former veneer factory. Also the machine wholesaler of the GDR is no longer there. Cranes are turning for the first rent-controlled apartments.
Enrico is responsible for the street lighting. He and Manuel are preparing everything for the next street lamps.
