The Grand Tower changed the German high-rise market. Before it, residential towers were not so ambitious. In 2019, it became Germany’s tallest residential tower. It set a new standard for residential living.
Originally, the Grand Tower was planned to be shorter. It would have been 172 meters tall with 48 floors. But three technical stories were added. This increased the height and total floors to 51. A private viewing platform sits at 172 meters.
Construction started in February 2016. It finished in June 2020. The Grand Tower is located in the Gallus district. It is near Mainzer Landstrasse. You will find it next to the Skyline Plaza shopping center. The Spin, EDEN, and ONE skyscrapers are nearby. This makes the area a second high-rise cluster. By 2024, the Güterplatz subway station will open in front of the Grand Tower.
Magnus Kaminiarz & Cie designed the Grand Tower. Its architecture has won property prizes. The slim shape and large windows create bright spaces. The facade looks like honeycombs. This design provides light and impressive views. You can see the Financial District skyline to the east. To the west, you’ll spot the Taunus hills.
Each apartment has a loggia, balcony, or terrace. The honeycomb structure ensures privacy. It also provides wind and sun protection. The Grand Tower’s design avoids north-facing apartments. This ensures comfortable living in every unit.
The Grand Tower includes 401 condominiums. Apartments cost an average of 8,700 euros per square meter. Penthouses can reach 19,000 euros per square meter. Purchase prices range from 634,000 to 8.36 million euros. BayernLB and HypoVereinsbank financed the project. There are no social housing apartments in the tower. A 150 square meter sunset deck sits on the 43rd floor. It is for residents only.
GSP developed the Grand Tower. Gemünden Bau was the construction company. Karl Gemünden GmbH & Co. KG handled the structural work. Studio architects designed the interiors. A quarter of the apartments sold before construction began. Almost all were sold by early 2018. The topping-out ceremony was in September 2018.
The Grand Tower’s lobby makes a statement with its six-meter-high ceiling. A concierge service greets residents and visitors. The seventh floor features the Grand Garden. This outdoor space spans almost 1,000 square meters. It includes water features, light shows, and a herb garden. The sunset deck on the 43rd floor offers amazing city views.
Warema created custom sun shading for the floor-to-ceiling windows. These awnings can withstand high winds. The control system adjusts to the sun and wind. This ensures safety and optimal shading.
The Grand Tower faced marketing challenges. JLL was hired to handle the sales. They targeted international clients. A video with 3D animations showcased the building. An app and premium image book supported the sales strategy. The marketing was very successful.
Even before sales officially began, 25% of the apartments were reserved. This number grew to 85% within 14 months. The Grand Tower has become a best-practice project. It exceeded expectations and set new standards for Frankfurt.
