A staggering 7,500 acres, once roamed by wildlife and later claimed by Stephen F. Austin, were purchased for $43 million. This transaction set the stage for one of Texas’s most ambitious master-planned communities: First Colony. Fast forward to 1978. Gerald D. Heinz, a visionary in real estate, unveiled his grand plan for First Colony at the Sugar Creek Country Club. This ignited a spark of excitement and collaboration within the community. First Colony grew even further, acquiring an additional 1,800 acres from the renowned Frost ranch. This expansion brought the total area to nearly 10,000 acres, a testament to the community’s burgeoning potential. First Colony isn’t just a collection of houses.
