Gazing at El Carrascal, it’s hard to imagine this bustling suburb as anything other than a vibrant hub of activity. El Carrascal is a neighborhood in Leganés, a city just outside of Madrid. It sits to the east of the city center. This area has a rich history, intertwined with the growth and expansion of Madrid itself. El Carrascal emerged from the rapid expansion of Leganés in the 1980s. The city needed to address the increasing demand for housing in Madrid’s periphery. Unlike the somewhat haphazard growth of the neighboring Zarzaquemada in the 70s, El Carrascal’s development was meticulously planned by the Leganés City Council. They used partial plans to ensure controlled and organized growth. This led to the construction of high-rise apartment buildings, often exceeding ten stories. These apartments share a main thoroughfare, Avenida del Rey Juan Carlos I, with Zarzaquemada. The avenue acts as a central artery connecting the two districts. The first buildings in El Carrascal were erected in 1981. The initial residents were primarily working-class families and immigrants seeking affordable housing near Madrid. Within a decade, the population soared to 15,000. Most of the housing units are privately owned. El Carrascal quickly gained its own identity and essential amenities, including a health center and a civic center. This reduced its dependence on Zarzaquemada and central Leganés. Then, a major turning point came in 1989. The inauguration of Parquesur solidified El Carrascal’s place on the map. At the time, Parquesur was the largest shopping mall in Spain. It dramatically changed the commercial landscape of the area. Today, El Carrascal boasts several key facilities. These include the Rigoberta Menchú cultural center and the Europa sports pavilion. There’s also a center for people with disabilities and, of course, the still-prominent Parquesur. Despite its high population density, El Carrascal maintains a surprisingly tranquil atmosphere. Traffic congestion and pollution are not major concerns. It stands as the second most populated neighborhood in Leganés. Only Zarzaquemada has a larger population. El Carrascal has outgrown San Nicasio to claim this title.
