In September 2005, the Cheonggyecheon Stream Park reopened. It was lauded as an urban renewal success. However, some worried about gentrification. Land prices near the stream increased significantly. They rose much faster than in other parts of Seoul.

Despite the concerns, the Cheonggyecheon Stream Park brought many benefits. The stream created a cleaner environment and new habitats. Biodiversity increased dramatically. Plant species jumped from 62 to 308. Fish species increased from 4 to 25. The number of bird species rose from 6 to 36.

The stream also helps cool the city. Temperatures near the Cheonggyecheon Stream Park are cooler. They are 3.3 to 5.9 degrees Celsius cooler than nearby roads. The restoration reduced air pollution. Respiratory diseases decreased among local residents.
