A curious sight greets you at 626 N. Delaware Ave. Building 626 isn’t your typical Philadelphia structure. Cars protrude from its facade. This unique design is the brainchild of the DeSimone Auto Group. Building 626 is planned to be a 15-story, 96-unit residential tower. And it sits atop, of all things, a car dealership. The architects, CosciaMoos, have envisioned cantilevered extensions displaying cars for all to see. A glassy showroom will house the dealership itself, along with parking for the residents. The tower above sports angled, light concrete panels, creating a sense of movement. A rooftop deck promises stunning, unobstructed views. The path to realizing this vision hasn’t been smooth for Building 626. Permits were issued incorrectly, leading to confusion and appeals to the Zoning Board of Adjustment. The DeSimone Group even spent $300,000 before realizing the permitting issues. Despite the setbacks, they’ve persevered, gaining support from local neighborhood groups and Councilmember Squilla. The future of Building 626, and its innovative car-displaying design, hangs in the balance, awaiting a final decision. The outcome will also impact the current DeSimone location near The Noble at 2nd & Spring Garden. This area is slated for a mixed-use development similar to East Market. The DeSimone Group’s potential move could trigger further development in this rapidly changing section of Philadelphia.
