Completed recently this nine-story mixed-use building stands proudly. It offers 108 residential units and ground-floor commercial space. This building replaces a low-slung Goodyear Tire facility. Permits list the Daniel J Keating Company as the contractor. The construction costs were around $20 million. However other sources say that the costs were approximately $45 million.
Notice the building’s facade. The lower two floors have a traditional style. Above that a silver metallic-looking exterior rises. Rounded columns between the windows add a unique detail. The building brightens the streetscape and fills a streetwall gap with pedestrian-friendly retail space.
Inside you would find a mix of two and three-bedroom apartments. The design incorporates energy-efficient appliances fixtures and MEP systems. A green roof offers tenants an appealing amenity. Elk Management sought LEED Gold Certification for this project. The project was awarded LEED Gold Certification.
When plans for 545 North Broad Street were first revealed it was clear that it would enhance Philadelphia’s most important thoroughfare. Renderings showed a stately masonry-styled base reminiscent of prewar factory lofts. The upper floors feature vertically ribbed metal panels curving inward at the windows.
The final design was simplified slightly from the original renderings. The masonry was replaced with brick and the apertures lost their curved edges. However the beige coloring and second-story cornice were maintained. The ribbed metal panels still warp inward at the windows as promised.
The building includes parking for 31 cars and 50 bicycles. Its location is near the Spring Garden Street Station. This station provides quick access to Center City and Temple University.
Daniel J Keating Company demolished the former Good Year Tire site before constructing the new tower. The completed building includes shared amenity spaces and an underground garage with electric vehicle charging. Stroller storage is available on all residential floors. The apartments feature luxurious kitchens with stainless steel appliances and quartz countertops. In-unit laundry adds to the convenience.
Building 545 at 545 North Broad Street represents Philadelphia’s ongoing evolution. It combines residential commercial and community spaces. Its modern design complements the historical surroundings. It is a place where residents connect live and thrive.
