The Nikolskie Ryady is located on Sadovaya Street. This historic building was constructed in 1789. It was built around the same time as the Izmailovsky Gostiny Dvor. For over two centuries, Nikolskie Ryady served as a bustling hub.
In 2006, a construction company declared that Nikolskie Ryady needed a complete reconstruction. The building’s systems for utilities needed replacement. The company proposed keeping the historic facade and dimensions.
By 2008, tenants reported that 70% of the structure was in an emergency condition. A project proposed demolishing about 50% of the building. The facade and gallery would be retained. The plan included a hotel complex, a market, and underground parking.
The Committee on State Control disagreed with the assessment of the building’s status. However, reconstruction dates were announced. The cost of renovation was estimated at $200 million. The committee proposed financial aid to investors.
In 2010, Nikolskie Ryady was sold at auction to an organization that conducts restoration work. It was included in the federal list of protected sites. Despite this, the project included underground parking and a glass dome. Experts doubted the project’s compatibility with preservation.
Finally, in July 2018, the renovated Nikolskie Ryady reopened. The restoration aimed to revive the market. The architectural firm “Litenaya chast — 91” developed the project. They managed to preserve several sections of the building. They also preserved parts of the first floor. Some of the original stucco work was also saved.
Today, Nikolskie Ryady stands as a modern complex. Two hotels occupy much of the space. There is also a Hard Rock Cafe. It is the first in Saint Petersburg and the second in Russia.
After restoration, the idea arose to utilize the inner courtyard. Companies developed a concept for a public space. In July 2020, the courtyard was opened.
Nikolskie Ryady has seen many visitors. For the first three months, over 250,000 people visited.
