“Mutiara,” someone whispers nearby. “Did you know it means pearl?” We are standing in Mutiara Damansara. This vibrant suburb of Petaling Jaya has a story that sparkles.
Mutiara Damansara began its journey in 1997. Boustead Properties launched this 355-acre township. It cleverly mixed residential and commercial spaces. Sixty acres were dedicated to corporate offices and retail. Two hundred and ninety-five acres became homes, shop offices and parks. These parks were named Mutiara Parks. One spans 13 acres. The other covers six acres.
Mutiara Damansara thrives today. However, one project faced an interesting turn. eCurve mall opened in 2006. But it closed in March 2021. It is being demolished. A serviced apartment called The Lines will take its place.
This redevelopment is part of a revitalization plan. It aims to create a more vibrant and sustainable community in Mutiara Damansara. Boustead Properties believes this can unlock the commercial precinct’s value. The Curve shopping mall sits adjacent to the site. This revitalization should improve The Curve’s tenant mix and rental rates.
The Lines is set to begin this revitalization. The overall plan will take 10 to 15 years. The estimated gross development value is RM8.9 billion. The Lines will promote carbon neutrality. It will create a biophilic themed environment. This will rejuvenate Mutiara Parks too.
The Lines will have 999 serviced apartments in four towers. Three towers are for the open market. One tower is for affordable housing. The open market towers will have 749 units. The tallest tower will be 67 storeys high. There will be 14 types of layouts. Units range from one to 4+1 bedrooms. Prices range from approximately RM1,100 to RM1,300 per square foot.
The SAMM tower will have 250 units. These will be 550 square feet. They will sell for RM250,000. The Lines will have a contemporary design. This will blend well with the area’s existing buildings. It aims to create a 15-minute walkable city.
The Lines will include green features. There will be electric vehicle chargers. There will be rainwater harvesting systems. There will be waste management systems. These promote biodiversity. They reduce carbon emissions.
The Lines will also have 50 retail lots. These will span about 100,000 square feet. A wellness center and retail stores will occupy this space. Boustead Properties will own and manage these retail lots.
The Lines is located next to the Mutiara Damansara MRT station. A covered walkway will connect the development to the station. The general public can access this walkway. It will pass through The Lines’ retail component.
Mutiara Damansara is more than just buildings. It is a community evolving. It is embracing sustainability. It offers modern urban living. It’s a pearl in Petaling Jaya’s landscape. Its future is bright.
