“A hundred years ago, could a housing cooperative dream of shaping a city’s skyline?” Today, the Wohnanlage Märkische Scholle stands as a testament to that dream. The Wohnanlage Märkische Scholle isn’t just a collection of buildings. It’s a story etched in brick and mortar, spanning almost a century of Berlin’s history. Established in 1919, the Märkische Scholle initially aimed to create homes in the Brandenburg countryside for war veterans and their families. However, the pull of the city was stronger, leading them to construct their first Berlin apartments in Mariendorf in 1928. The Wohnanlage Märkische Scholle, with its garden city character, emerged in Lichterfelde in 1930-1931. These twelve buildings, housing 287 apartments, reflect the cooperative’s commitment to providing affordable housing. The years took their toll. Rising maintenance costs became a burden. Sporadic renovations were insufficient to address the aging infrastructure, outdated heating system, and wear and tear. Then came a transformative period for the Wohnanlage Märkische Scholle. A complete renovation breathed new life into the complex. The old heating system, reliant on district heating, was replaced with a regenerative system generated on-site. This not only modernized the infrastructure but also aligned with the cooperative’s commitment to sustainability. The most striking change involved adding a whole new story to each building. Constructed using prefabricated wooden modules, this innovative approach allowed for minimal disruption to residents. It also created 70 new, larger apartments, addressing the previous scarcity of family-sized homes within the Wohnanlage Märkische Scholle. The cooperative prioritized a socially responsible and cost-neutral approach throughout the renovation. This ensured that existing tenants were not unduly burdened by increased rents. The Märkische Scholle’s commitment to its community extended beyond the renovation. The construction of two new buildings on Schöppinger Straße with 34 small apartments specifically designed for seniors demonstrates their ongoing dedication to providing diverse housing options. The Wohnanlage Märkische Scholle today is a symbol of resilience, community, and forward-thinking urban development. It stands as a powerful reminder that even century-old dreams can adapt, evolve, and continue to shape the fabric of a city.
