Who could have imagined the transformation of Wohnanlage Residenzstraße? This residential complex, nestled in Berlin’s Reinickendorf district, has a fascinating story to tell. It’s more than just apartments. It’s a testament to architectural evolution and urban planning. The Wohnanlage Residenzstraße isn’t just a place to live. It’s part of the “Active Center Residenzstraße,” a key focus of Berlin’s urban development. The goal is clear. Reinforce Residenzstraße’s identity. Achieve this through contemporary architectural design, boosting the local economy, and enhancing public spaces. Originally built in 1931, the Wohnanlage Residenzstraße has seen significant changes. One notable development is a mixed-use building at Residenzstraße 134. This innovative project, completed between 2018 and 2022, blends commercial and residential spaces. It creates a high-quality urban ensemble with two distinct buildings. It unites work and living within a shared green courtyard, offering diverse spatial qualities. The five-story commercial building facing Residenzstraße, with an additional penthouse level, closes an existing gap in the streetscape. Its large windows and high-quality plaster facade create an open, inviting appearance. The ground floor houses a commercial unit with an open design, and the entrance to the bright stairwell is clearly visible. All floors above are designed for flexible office and commercial use, and they can be divided as needed. Interestingly, the floor plans allow for conversion into three residential units per floor if required. Behind this commercial building, within the courtyard, lies a four-story residential building, also with a penthouse level. A large gateway, designed for fire engine access, leads into the green courtyard. This tranquil, sunny, and green setting within the courtyard provides a peaceful residential environment, shielded from street noise. Residents enjoy spacious west-facing balconies. All apartments feature floor-to-ceiling windows, and the stairwell is designed as a safety staircase. The residential building offers a mix of 21 units, including three-room family apartments and one- to two-room apartments. These range in size from approximately 35 to 94 square meters. The Wohnanlage Residenzstraße embraces sustainable practices. The newer development integrates geothermal probes, photovoltaic panels, green roofs, and e-charging stations. It stands as a forward-thinking urban element. It combines versatile commercial units, spacious and accessible apartments with this eco-conscious approach. From its origins in 1931 to its modern developments, Wohnanlage Residenzstraße reflects the ongoing story of urban living in Berlin.
