Incorporated in December 1954, Hedwig Village wasn’t always this perfectly balanced blend. The area, originally dotted with farms and sawmills, took its name from Hedwig Road. This road itself is a piece of local history. It represents a generous donation from German settlers Hedwig Jankowski Schroeder and her husband in 1906. The mid-20th century saw a boom in development around the Katy Freeway. The village prides itself on its own police force. It also shares the Villages Fire Department and the Memorial Villages Water Authority with its neighboring communities. Today, Hedwig Village is a mix of architectural styles. You’ll find everything from classic ranch homes to impressive mini-mansions. All of this is spread across generous lots, often ranging from 10,000 to a sprawling 30,000 square feet. Interestingly, Hedwig Village is the only one without deed restrictions. Instead, it relies on strictly enforced zoning ordinances and building codes to maintain its unique character. This has fostered a thriving real estate market. Home values have seen an impressive 142% appreciation over the past decade. In 2005, the median sales price hovered around $737,500. By 2014, it had soared to $1,787,500.
