Once upon a time, a neglected mall transformed into a vibrant hub. That transformation is the story of The Promenade. Today, we explore this famous destination. It draws locals and tourists alike.

The Promenade’s history began as the Santa Monica Mall. It opened in 1965. By the 1980s, it needed a major upgrade. Competition from a new shopping center made things worse. The “Old Mall” felt isolated and was considered an economic disaster.

Santa Monica decided to revitalize the area. The city and property owners collaborated. They wanted to create a lively center for the community. A citywide bond measure financed the redesign. The architectural firm Roma Design Group planned the project. On September 16, 1989, the redesigned Third Street Promenade opened.

A key change was closing a three-block segment of Third Street to cars. Shop owners worried this would hurt business. The city installed removable bollards to test the pedestrian mall concept. The experiment worked so well that the street was permanently closed to traffic. The Promenade became a festive pedestrian space.

Downtown Santa Monica, Inc. manages The Promenade. This private/public partnership maintains the area. It implements design guidelines and promotes the district. The guidelines encourage pedestrian amenities. These include trees, benches, fountains, and decorative lighting. Street vendors and performers add to the atmosphere. They are licensed by the city.

Public art is a central feature of The Promenade. The Dinosaurs of Santa Monica are famous topiary sculptures. Designed by Les Lalanne, these dinosaurs “spew” water. Multi-level parking structures also feature public art.

The Promenade has become an award-winning revitalization project. It boosted downtown businesses. It also made Santa Monica a major destination. The area attracts many visitors on weekends. People enjoy the pedestrian experience. They also visit nearby attractions like Palisades Park and the Santa Monica Pier.

The Third Street Promenade has been a backdrop for several films. These include Heat, Pretty in Pink, and Freaky Friday. Television shows like Curb Your Enthusiasm also filmed here.

In 1987, Santa Monica Mall faced declining popularity. Many cities were removing their pedestrian malls. But Santa Monica chose to “double down” on the concept.

The redesign included cosmetic improvements like jacaranda trees. A curb was added to make it feel more like a regular street. This helped focus pedestrian traffic. The Promenade attracted new tenants. These included live comedy and restaurants.

Today, The Promenade attracts over 11 million visitors annually. The city is working on “Promenade 3.0”. This aims to enhance the public space with seating and stages. The goal is to create a great public space. This will support retail and community life.

The Third Street Promenade offers a unique experience. Street performers line the street. They create a vibrant atmosphere. You might even discover the next big musical artist here. The Downtown Santa Monica Farmers’ Market is another highlight. Alison Roman loves visiting it.

The Promenade has come a long way. It transformed from a neglected mall. It is now a thriving destination. Its success shows the power of revitalization. The Promenade offers something for everyone. It is a testament to Santa Monica’s vision.
