Amidst the vibrant tapestry of Queens, New York, lies the captivating seaside community of Arverne. Arverne’s story begins in the 17th century, when Captain John Palmer purchased the Rockaway Peninsula from the Mohawk Nation’s Canarsee tribe. The Cornell family farmed the land for two centuries. Their farmhouse stood near present-day Beach 20th Street in Arverne. The area’s transformation began in 1872 when the South Side Railroad extended its line, opening up the peninsula to development. Remington Vernam and the Ocean Front Improvement Company began developing the area. Arverne’s unique name, derived from Vernam’s signature, “R. Vern,” adds a touch of whimsy to its history. Arverne officially became part of New York City in 1898.
The early 20th century brought both progress and setbacks for Arverne. The devastating fire of 1904 destroyed several hotels, including the Germania, Columbia, and Waldorf. The storm of 1914 swept away the Arverne Pier Theatre, a cultural landmark located at Beach 67th Street. Another fire in 1922 destroyed 150 buildings. Despite these challenges, Arverne experienced a resurgence in the 1920s and 30s. The iconic Rockaway Playland amusement park opened in 1928, drawing visitors with its thrilling roller coasters. The Marine Parkway Bridge, completed in 1937, further improved access to the peninsula. Arverne once again became a bustling summer destination. By the 1940s, it boasted over 100 hotels and a five-mile boardwalk that attracted as many as a million visitors each summer.
Urban renewal efforts in the 1960s dramatically reshaped Arverne. Designated an Urban Renewal Area in 1965, the area was cleared to make way for new developments. By the 1980s, the New York City Department of Housing Preservation and Development began seeking developers to revitalize Arverne. The Benjamin Development Company Inc., The Beechwood Organization, and Ehrenkrantz Eckstut & Kuhn Architects were selected to create a series of “distinct and walkable neighborhoods.” Their vision culminated in Arverne By The Sea, a significant oceanfront residential development that broke ground in 2002. This marked a new chapter in Arverne’s history. Today, Arverne stands as a testament to resilience and reinvention. From its humble beginnings as farmland to its heyday as a vibrant resort town and through its periods of decline and renewal, Arverne continues to evolve while retaining its unique seaside charm.
