A rose’s fragrance lingers in the air doesn’t it? University Hills. That’s the scent of history. Thousands of years ago the Tongva people called this area Otsunga the place of roses. Imagine their lives here. This land was their home. University Hills has a rich past. It’s more than just houses and streets.

University Hills is a neighborhood on the East Side of Los Angeles. It surrounds California State University Los Angeles. But its story stretches back far beyond the university. This area was once home to one of California’s 36 original adobes. Built in 1776 by Franciscan missionaries it was sadly destroyed by fire in 1908. Think about that adobe. It witnessed centuries of change.

The land was part of Rancho Rosa Castilla a Mexican land grant from 1831. Juan Ballesteros received the grant. The ranch’s name honors the wild roses that grew here. Later a Basque immigrant rancher Jean-Baptiste Batz and his wife Catalina owned the land. Their family’s legacy is woven into University Hills’ identity. The Batz Rose Garden on the Cal State LA campus stands as a tribute.

University Hills became its own neighborhood in 2004. Before that it was part of El Sereno. The community’s homeowners association fought for this change. They wanted a separate identity. The rise in Southern California real estate values made University Hills appealing. Professionals sought homes here. They looked for alternatives to distant suburbs.

Today University Hills is bordered by El Sereno City Terrace Alhambra and Monterey Park. Major thoroughfares include Eastern Avenue Marianna Avenue and Valley Boulevard. The San Bernardino Freeway runs along its southern edge. The California State University Los Angeles campus sits on a hilltop. The neighborhood’s schools are part of the Los Angeles USD. City Terrace Elementary School El Sereno Middle School and Wilson High School serve University Hills students.
