The Charlton-King-Vandam Historic District is a treasure trove of architectural gems. It boasts the city’s largest concentration of Federal-style row houses. Many equally impressive Greek Revival homes also grace its streets. Designated a historic district in 1966 it’s a testament to the enduring beauty of early 19th-century design.

The area’s story began long before its charming streets took shape. It was once part of the vast estate of Richmond Hill. This grand Georgian mansion built in 1767 was one of Manhattan’s most stunning residences. It played a significant role in American history. George Washington used it as his headquarters during the Revolution. Later it became John Adams’ Vice Presidential mansion. Aaron Burr a man of both political ambition and scandalous notoriety owned Richmond Hill. He hosted lavish parties there. He also had the foresight to map out the property in 1797. This laid the groundwork for the three streets that give the district its name.

Burr’s duel with Alexander Hamilton however marked a turning point. He lost control of the estate to John Jacob Astor. Astor a prominent land developer had the mansion moved. It was relocated to the corner of Charlton and Varick streets where it later served as a theater. Astor leveled the hill upon which the mansion once stood. He then proceeded to develop the land. Construction of the area’s charming row houses started in the early 1820s. It continued into the mid-1820s. Some Greek Revival houses were added later replacing those lost to fires.

The district’s architectural character is remarkably consistent. The north sides of Charlton and Vandam Streets showcase exceptional examples of Federal-style architecture. Houses on King Street offer a more diverse architectural mix including Greek Revival Anglo-Italianate and Roman Revival styles. The former Public School 8 now converted into residences is a lively Queen Anne-style building. It adds to the neighborhood’s rich architectural tapestry.

The Charlton-King-Vandam Historic District stands as a unique survival. It has largely escaped the widespread demolition that transformed much of Lower Manhattan in later centuries. Many of the original houses are still standing. They are a testament to their enduring charm and a significant part of New York City’s heritage.
