Imagine protests erupting here. They were against demolition. This is Ahrensfelder Platz. It is in Berlin. It is more than just a square. It tells a story of urban redevelopment and community resilience.

Ahrensfelder Platz is surrounded by modern architecture. These buildings hold a surprise. You will find smaller buildings in warm colors. They boast spacious rooftop terraces. Generous green spaces pervade the residential area.

Marzahn emerged in 1979. It was a new city district in East Berlin. This happened during a GDR new building project. The building owners focused on speed. They cared little for quality. They erected tens of thousands of prefabricated apartments quickly.

After German reunification, the estate lost its appeal. Many residents moved away. Around the turn of the millennium, the municipal housing company Degewo saw a vacancy rate of about 30 percent. The situation was grim in Ahrensfelde. The eleven-story buildings were dilapidated. This was even though they had only been built in 1987. The Berlin Senate didn’t want to invest in renovation. Demolition seemed the only solution.

But things didn’t go as planned. Tenants, the housing association, and district representatives protested. The Urban Planning Office set up a meeting. It included the Resident Advisory Board and Degewo. The Senate Department for Urban Development also attended. All representatives agreed on an ambitious goal. It was the biggest urban redevelopment project in Berlin. Ahrensfelde was to house fewer but better apartments.

The solution was creative. The prefabricated buildings were made smaller. They were not demolished. Sixteen eleven-story high-rise blocks were transformed. They became buildings with three to six stories between 2003 and 2005. These height differences and rooftop terraces gave Ahrensfelder terraces its name.

The prefabricated design helped with the deconstruction. Panels were easy to detach. Cranes removed them. One urban researcher team described it as “a bit like Lego.” The design also made redesigning the interior easier. Old baths were easy to remove. Worn building slabs were crushed. They were used as road construction material.

The new apartments got high-quality furnishings. There were modern kitchens and bathrooms. Balconies and tenant gardens were added. Degewo also changed the floor plans. The buildings got 39 different floor plans. They ranged from 48 to 102 square meters. The old 5-room apartments were converted into smaller units. Thermal insulation and plastic windows ensured energy efficiency. Authorities removed 22 buildings completely. This created free space for green areas.

In just under two years, 1,689 deteriorated living quarters became 447 apartments. These became the Ahrensfelder terraces. Vacancies disappeared. Degewo sold 38 apartments to new owners. Urban development experts studied the conversion.

Ahrensfelder terraces is a flagship project. It’s an example of successful urban development. The conversion cost over 30 million euros. It is not a model for nationwide repetition.
